- Harbor Houses (HH): Perched on a cliff over Newport Harbor, the Harbor House rooms enjoy a panoramic view of Narragansett Bay. Each room's French doors open onto semi-private porches that offer unbridled views of the bay and the Pell Bridge. The Harbor Houses boast hardwood floors and plush bedding with Frette linens. Gas fireplaces and Whirlpool tubs come together to create an ambiance of luxury and comfort complimenting the extraordinary water views.

On the main level of the suite, Mahogany floors and woodwork detailing surround the ocean-view soaking tub. A king-sized canopied bed adorned with Frette linens and gas fireplace welcome peaceful slumber. A marble shower with stained glass windows provides the bathroom with charm. Climbing the winding mahogany staircase to the turreted sitting area, which boats 30-foot ceilings, guests may choose to relax on the embossed-leather chair to read one of the suite

- The Rose Room (INN4): The Rose Room offers butternut wood paneling that extends throughout the room. Modern amenities, such as a gas fireplace and a whirlpool/shower combination, blend together to create a beautiful space from which to enjoy the phenomenal views of the bay. A king-sized bed, engulfed in Frette linens, beckons guests to recess into peaceful slumber
- The Mary Walsh Room (INN5): The Mary Walsh Room, with its original antiques, hardwood floor covered with oriental carpet, and gas fireplace with a comfortable sitting area reminds one of the elegance inherent to the Golden Age of Newport. The bath lounge includes an oval ceramic tub nestled in an alcove overlooking the Narragansett Bay and a marble shower and double sinks with granite surrounds. The king-sized bed is lavished with Frette linens and a surrounding ivory and lace canopy.
- The Bridge Room (INN8): The Bridge Room, with half-moon-shaped tear-drop windows that offer a hint of sunlight from the west and the north windows, illuminate the Bridge Room with the splendor afforded by views of the Narragansett Bay and Newport Harbor, and the Pell Bridge. Guests are lured to rest next to the gas fireplace by the king-sized leather sleigh bed decorated with Frette linens, whilst the bathroom offers an oval ceramic tub with views of the Harbor and glass and marble shower.

- The Lighthouse Suite (INN10): The Lighthouse Suite offers one of the largest accommodations in the main mansion and is situated on the third floor of the mansion. The room offers limited Atlantic Ocean views, while also facing the Castle Hill Lighthouse and the Narragansett Bay. The Suite boasts a king-sized bed, while a separate sitting room with queen pullout sofa allows for private entertainment. The bathroom affords a steam shower combination and a separate area within the bedroom portion of the room offers a soaking tub as well as an antique vanity.
- East Room 2 (INN2): This room is slightly smaller than the other rooms in the mansion and the view of the Narragansett Bay is partially obstructed by trees during the season. The atmosphere is created by a working gas fireplace. A large Whirlpool/shower combination graces the bathroom and a king-sized canopied bed, laden Frette linens, invites you to drift off to sleep in luxury.
- Chalet Suite (CH2): The Chalet Suite is fitted with hardwood floors and oriental carpets. A whirlpool tub and separate marble shower in the romantic bathroom bestow fantastic luxury. The bedroom, which, in season, looks over the function tent to Narragansett Bay, holds a king-sized platform bed beside a gas fireplace. The adjacent sitting room, with its own wet bar and excellent views, offers a double pullout sofa. The suite can be connected to the adjoining guest room, but it is primarily offered as its own accommodations.
